BEWARE – This was one of the worst contractor experiences I have ever had.
I hired John and his company for a landscaping and hardscape project that was estimated to take approximately 5 days. Instead, the project stretched to nearly 3 weeks and remained incomplete.
Payment Timeline
Within the first 3 days of the project, John had collected approximately $9,000. By the time I terminated the relationship, he had received roughly $26,000 on a project totaling approximately $30,000. I refused to release additional funds until the work was completed and damages to my property were addressed.
Theft
One of the pics I post show his employee stealing $100 that we dropped in the driveway. We saw and heard it all on camera.
Workmanship Issues
Throughout the project, I encountered numerous problems, including:
• Brodie trees that were not installed properly and later fell during the first storm.
• Concrete work that contains more than a 1/2-inch depression, causing standing water.
• Drainage lines that were installed improperly and do not drain as intended.
• Damage to plants and trees during installation.
• Damage to sprinkler heads, landscape lighting, fencing, and other portions of my property.
• Grading was never done so trees are planted at different elevations
Job Site Condition
The job site was repeatedly left in poor condition. Concrete debris, dirt piles, drink containers, and other trash remained on my property and driveway for extended periods despite multiple requests for cleanup.
Communication and Resolution
I repeatedly communicated my concerns regarding workmanship, property damage, cleanup, and project delays. Rather than seeing these issues corrected, progress continued to slow and many concerns remained unresolved.
Final Outcome
After reviewing the quality of the work, the incomplete items, and the damage to my property, I terminated the contractor and retained the remaining balance in order to complete the project and make necessary repairs.
I am sharing my experience so that others can make an informed decision. Based on my experience, I would strongly recommend thoroughly reviewing the contractor’s work, payment schedule, and references before hiring.

DO NOT HIRE HIM!! We hired John after seeing the positive reviews he had on google, but did not read the negative ones on Facebook and Yelp and we went through a nightmare like many folks. Please take the time to read this and all the negative reviews before you hire him!! Do not be fooled by his promises when he initially does the consultation with you. His pricing is the same as other much larger professional companies we received quotes from, so you aren’t saving any money, and it will cost you MORE to get it fixed by someone else later on. If you read the reviews on Facebook and Yelp, he has done this with other people too and it’s a very consistent pattern. You will get a cheaper and shoddier job done than promised, more expenses later in the project than initially quoted, he will take shortcuts for improper installation, provide poor quality materials, and he won’t fix his mistakes no matter how much you ask him to. Once you pay him he won’t come back to finish anything or fix anything as promised, and he will ghost you- multiple clients of his have claimed to have a similar experience!
Our project included extensive stone work, new sod in our backyard and front, sprinkler repair and new irrigation for new beds and plants. Nothing was done properly- another company also verified this with us and gave us a report. Although everything was clearly communicated in our consultation, John didn’t follow through on anything regarding deadlines or quality assurances. He would just show up randomly, and never on the times or days promised so the project kept getting delayed way beyond the original deadline. He would demand payment every few days for materials before the work was even done, so we couldn’t even fire him because everything was partially paid for. When we would point out major quality issues, he wouldn’t fix it properly even the second time, and then complain that he was paying out of pocket to fix it - if it’s his mistake, why should we pay for it? But we paid him anyways just to get things done and moving. Almost every day there was an issue and I would have to babysit his work.
We were stuck with crooked stone beds, mortar spills he never cleaned, damage to our brand new pool decking and driveway, damage to our neighbors grass that we had to fix, an improper installation of 5 sod pallets which caused drainage issues that was affecting our neighbors. John took his payment of 16K for all of this with assurances that he would come back and fix everything, but he did not and he ghosted us. We had to pay another company to come and redo the sod and fix drainage, and they found 3 drains that were completely covered up with the sod, uneven foundation lines, and also found that he had just thrown the sod in many areas over the existing grass. They also found issues with our sprinkler system that John installed. For example: 2 flower bed sprinklers that we paid for weren’t even connected to a water line. John said we had (and charged us for it too). There are so many issues I can’t fit into this review. We have proof of everything on our cameras and text messages.
He is just dishonest and unprofessional - dont hire him.

Palo’s Landcaping extended my back porch and did an amazing job. Working with John was a great experience, especially because I wasn’t sure what I wanted exactly or the type of materials I wanted. He helped me figure those things out and also stayed within my budget. This company really cared about my project and wanted to make sure it was done with what I had in mind. They were very responsive any time I had questions and finished the project very quickly. Definitely recommend and thank you guys!

Palos was very quick to respond and schedule my service. He was able to quote the work and schedule it quickly. Appreciate him and his team for doing a fantastic job laying sod in our yard. They were OUTSTANDING from start to finish.
All in all really great service and we will definetly work with them again!

A GIANT thank you to Palos Landscaping for making my Zen garden a reality. John happily came out to my property 3 times to consult with me and my ever changing mind and once we settled on a game plan, they were out 2 days later and completed the project in a little over one day! The crew was so kind and helpful. They consulted with me every step of the way. I was so impressed on how fast the project was completed. And they cleaned everything after they were done. They even fixed an additional flower bed and a drain I had without asking them! Their professionalism and craftsmanship far exceeded mine and my husbands expectations. I would and will highly recommend them! Can’t wait to call them again for our front yard project. Thank you again!!
